Complete sets of plans shall include all items listed below:
Architectural and grading plans
Fully dimensional site plan with APN
Complete architectural and structural plans (shall incorporate Planning Commission’s Conditions of Approval)
Water isometrics and sizing calculations for the system (pipe size, developed length, meter size, and location)
Gas isometrics (pipe size, developed length, BTU, CHF, meter size, and location)
Electrical wiring plan (load calculations, disconnect service, wire size, single line drawing)
HVAC mechanical plans Truss layout Landscape and irrigation plans (including total sq. ft. of landscape area)
Site Utility Plan including sewer and on-site fire protection (hydrant locations, water lines, FDC, and PIV locations)
Truss calculations (if applicable)
Energy calculations
Structural calculations
Soils report
Non-Residential Green Code mandatory measures, including Construction Waste Management Plan
Complete set of Civil improvement plans, shall include all items listed below (if applicable):
Street
Storm Drain
Sewer (off-site and/or facilities dedicated to the City)
Water (off-site and/or facilities dedicated to the City)
Grading/Erosion Control
A complete set of “check-prints” with the mark-ups from the previous review is required with any resubmittal
Each of the following is required before permit issuance:
Joshua Tree Inspection Report (approved by Parks and Recreation Department)
Completed Application for MDAQMD Clearance (with approval signature from MDAQMD)
Fully completed Special Inspector and Testing Agreement
State of California Notice of Intent (NPDES) with WDID number (if over 1 acre)
Environmental Health Department approval (if applicable)
ALL PLANS AND DOCUMENTS SUBMITTED SHALL BE SIGNED (signature of architect and/or engineer of record, contractor, or owner)
